Balinoe stands in nearly an acre of private landscaped gardens with spectacular unspoilt views. On the western edge of the Black Isle, which despite its name is not an island but a peninsula, Balinoe is close to the towns of Dingwall and Conon Bridge and although in a tranquil and peaceful location is only a 15 minute drive away from the cosmopolitan atmosphere of Inverness, one of Europes up and coming cities. The views across the Conon Valley from the living room, bedrooms and garden take in Ben Wyvis, one of the highest mountains in the UK, and to the east the Cromarty Firth where Bottlenose Dolphins, Seals and a variety of wildlife can be found. The holiday home has a double bedroom with king bed and flat panel TV with Sky+ HD. The twin bedroom has an en suite bathroom. There is a family bathroom with a bath and separate shower cubicle.
Balinoe provides spacious accommodation for four people and is furnished and equipped to a high standard, to the extent of a large flat panel TV with Sky+ HD channels including Sports and Movies, DVD player and free wireless internet access. There is a well equipped, fully fitted kitchen including electric oven with hob, microwave oven, washing machine, tumble drier and dishwasher. Should you decide not to dine in there are many eateries a short drive away. There is even the opportunity to try cooking on the AGA (may not be running during summer months).
Accommodation & Facilities
Kitchen – The fully fitted modern kitchen contains numerous appliances including electric oven and hob, AGA, microwave, dishwasher, washing machine, tumble drier and all the kitchen utensils, cutlery, glass and crockery you will require. (The Aga may not be running during the summer months)
Dining area (off lounge) - The dining area seats 4 and includes two tables.
Lounge - Two large settees, armchair, a large flat panel TV with Sky+ HD channels including Sports and Movies, DVD player, free wireless internet access and an open fireplace.
Master bedroom – Double bed with bedside cabinets, a chest of drawers, flat panel TV with Sky+ HD channels including Sports and Movies.
Bedroom 2 – Twin beds with bedside cabinet, two large cupboards and en suite bathroom with hand basin and WC.
Family Bathroom– Bath, separate shower cubicle, hand basin and WC.
Garage – Large garage and parking for several cars in front of it.
Outside – Large, landscaped, private garden enclosed by a dry-stone wall. Patio area with table and chairs.
All bed linen and towels are included in the price, as are electricity and heating oil.
The holiday home is stocked with a starter supply of washing up liquid, dishwasher tablets (if applicable), toilet rolls and other kitchen and bathroom supplies.
A deposit of 25% of the total tariff is requested in advance. The balance is payable 6 weeks prior to the commencement of your holiday (or by arrangement for short notice bookings).
Large garage and parking for several cars in front of it.
Well behaved pets are welcome.
No smoking is permitted within the holiday home.

Location & Directions
By Car - From the South - Follow the A9 north toward the Kessock Bridge. At the Kessock Bridge roundabout continue across the bridge (2nd exit) and follow the A9 to the Tore roundabout, approx 6 miles.
Take the 2nd exit off the Tore roundabout toward Dingwall (A835).
After approx 2 1/2 miles turn left off the A835 at the junction signposted to Muir of Ord onto the B9169.
After 200 yards or so turn right following the road signposted for Highfield Park. Follow the road for approx 1 mile passing the houses on the left. Balinoe is the third entrance on the right. The house name can be seen from the road on the garden wall.

peaceful location. The 270* panoramic views are stunning. I sat eating
dinner one evening watching a golden eagle hovering not too far away!
The property is extremely well equipped. To date it is the most pleasant
